Historic St. Louis warehouse revived as modern apartment complex

ST. LOUIS – A one-time bustling St. Louis warehouse has been reborn as a modern apartment complex with hundreds of units.

The building originally opened in 1906 as the Butler Brothers warehouse, specializing in the wholesale distribution of goods for many decades. It now operates as “The Victor” apartment complex with capabilities to house up to 400 families.

The transformation was completed last year and praised in a recent feature story from building news platform Building Design + Construction. The building, located at 1717 Olive St. in St. Louis’ Downtown West neighborhood, previously sat vacant for more than two decades.

The Victor, along with its residential opportunities, currently consists of various retail and co-working spaces. It also comes with an expansive rooftop terrace that features an outdoor pool, a pickleball court, sundeck, dog park, fitness center and more.

To revamp the property, project leaders repurposed the building’s existing concrete and masonry, reducing the need for new materials and helping the complex retain its original charm.

“An undertaking this significant would not be possible without the attention to detail and historic building expertise that the Trivers [architect-interior designer] team brings to the table,” said Gary Prosterman, President and CEO of Development Services Group, in the Building Design + Construction feature story.

The ambitious redevelopment plan came with a $130 million price tag. Development Services Group acquired the property in 2020. Transformation efforts began in March 2022. The Victor officially opened in June 2023.

The Victor also took spotlight in a FOX 2 “Positively St. Louis” report last year. City leaders are hopeful for for more than $500 million in planned construction projects in and around Downtown West.

The Victor also benefits from its proximity to CITYPARK, the home of MLS soccer team St. Louis CITY SC. It’s only a 5-10 minute walk away from the action.

“We knew this was an important area, and that it was growing with residential and commercial in very near term,” Prosterman told FOX 2 last year.

The Victor’s apartments range from around $1,300 to $3,000 per month, according to online listings.
